# Septic Systems in Sunset Canyon: What Buyers Need to Know

Every home in Sunset Canyon is on a private **on-site sewage facility (OSSF)** — septic, in plain English. There is no municipal sewer. Hays County permits and inspects these systems.

## Two system types you'll see

-   **Conventional gravity / drain-field** — older homes on the larger, flatter lots. Lower maintenance, longer life if respected.
-   **Aerobic spray** — common on newer builds and lots with poor percolation. Requires a service contract (~$300/yr) and chlorine tablets.

## What to budget

-   Pre-purchase septic inspection: **$350–$550**.
-   Pump-out every 3–5 years: **$400–$600**.
-   Full aerobic replacement (worst case): **$12,000–$18,000**.

## The two failure modes

**Drain-field saturation** from years of overuse or planting trees over the field — expensive to remediate. **Spray-head and pump failure** on aerobic systems — cheap parts, but the alarm beeps until you fix it. Get the inspection. Always.
