# Is Sunset Canyon on City Water or Wells?

Short answer: most of Sunset Canyon is on **private wells**, not city water. There is no municipal water utility serving the subdivision the way Dripping Springs proper or Belterra are served.

## What this means in practice

-   Each home draws from its own well, typically tapping the _Middle Trinity_ aquifer at 300–600 ft.
-   There is no monthly water bill. You pay for the pump's electricity and periodic service.
-   Most homes have a pressure tank in the garage or a small wellhouse, plus a sediment filter and softener.

## What to verify before closing

1.  **Well flow test** — ask for a recent gallons-per-minute (GPM) reading. Anything under 3 GPM gets uncomfortable for a family of four.
2.  **Water quality panel** — bacteria, nitrates, hardness, and arsenic at minimum. Hill Country wells are often hard (15–30 grains).
3.  **Equipment age** — pumps last 10–15 years, pressure tanks 8–12. Replacement runs $2,500–$6,000.

A handful of lots near the perimeter have alternate setups (rainwater collection, shared wells). Always confirm the specific lot — don't assume.
